The £495 fee is divided into two parts:

  • The first part (£195) is payable when the affordability analysis is conducted, documents are prepared, an action plan is created, and the budget is determined.
  • The second part (£300) is payable when the full application is submitted to the lender.

Yes, the standard fee is £495 for a “First Time Buyer”. However, in some cases that require additional work, such as purchasing a property with a problematic credit history or finding a mortgage from specialist lenders, an additional fee may apply. In such cases, an extra £250 is charged when the application is submitted to the lender. You will be informed about such situations at the beginning of our cooperation.

Yes, I always send an invoice via email with payment details at each stage when the fee is due.

The £195 fee covers both the initial affordability check and a refresh of this check within 12 months if an action plan is created to increase the chances of a successful purchase. After 12 months, the process starts over due to changes in life circumstances and the property market.
